These extras could help you add a surprising amount of value to your home.  

Are you preparing to list your home this summer? If so, have you considered everything you can to get top dollar?  From cleaning your home top to bottom to professionally staging your home to look its best. Preparing your home for sale might also mean investing in some changes. If you plan to update your home before you list it, consider these extras that add value to your home.

• Technology. Are you an early adopter?  If so, you may think smartphones are so last year. The latest and greatest “wow-factor” tech tool is designed to make your home life easier. Think programmable thermostats, Bluetooth-enabled deadbolts, and internet-connected appliances. Adding digital touches to your home can add significant value.
• Storage. Let’s face it, people love stuff! If your house has limited storage space, look for ways to increase it. If you can create a walk-in closet, add shelving to make an awkward linen closet more functional, or put built-ins under your stairs, do it. Just make sure your changes are neutral in style. You might love the multi-colored cubbies you chose, but your potential buyer might not.
• Fences. Fencing your home can improve curb appeal while also providing an extra layer of security.  Who doesn’t love that?  A new fence can also create a natural boundary from the activity of your street, which can attract families with children. Don’t skimp on style though! A chain-link fence is a definite turn-off. Choose a natural material or explore current trends for your fence.
• Stainless Steel. And some thought stainless steel appliances was a trend….but it looks like it’s here for good! If you need to replace any appliances before you list, consider choosing new ones with a stainless finish.
