As the mercury rises, so does interest in real estate. Summer is historically a “hot” time of year for home buying, so it brings with it a unique set of benefits and challenges. If you’re thinking about buying a home this summer, keep these pros and cons in mind.

PROS

• With the kids out of school and more free time from work, thanks to summer vacation schedules, the coming months should breathe more space into your schedule. This is ideal for visiting open houses, scheduling meetings with your real estate agent and mortgage lender, and – eventually – moving.
• Because sellers know home buying heats up with the weather, many of them list their homes in the spring and summer. Greater inventory can create greater opportunities to find the ideal property for your needs.
• Picture perfect San Diego summer weather allows easy access to open houses, and longer daylight hours allow sellers to show buyers the house in its best light – literally.

CONS

• You’re likely not the only buyer(s) thinking of buying a home this summer. If you like a particular home, others may too!  The best homes generally have the most interest, expect to come up against other buyers interested in the same home. Several buyers submitting offers on the same home can complicate negotiations.
• Due to favorable market conditions for sellers, due to low inventory, you likely won’t be the only buyer looking at a property.  Under these circumstances, sellers are less likely to accept as lowball offer.
• As you move into late summer, buyers start to feel the pressure to buy before the obligations of fall get underway. Beware, tight timelines can lead you to make snap judgement calls instead of thoughtful business decisions.
