Should You Write a Letter to a Seller?


When you’ve found your dream home, a heartfelt letter to the seller could seal the deal. But should you write one?

Buyers in competitive markets are always looking for ways on how to differentiate themselves. If their all-cash, non-contingent offer is not enough to edge out the other offers, they will need to go the extra mile to win the sellers over. Sometimes, writing a personal letter to the seller with a photo may be the way to go to close the deal. Here’s how.

Who is the seller?

If you love the home and want to compose the best possible offer, I recommend learning as much as you can about the seller and their situation. Doing so can help you approach them in the right way without writing a generic letter. Ask your estate agent to rustle up some details on who they are, why they’re selling, and possibly their experience in the home. Did they start a family and raise kids there?  Are they now downsizing?  The more you know, the better prepared you’ll be to construct a meaningful and sincere letter.

Long-Term Homeowners

If you find out that the seller is a long-term homeowner, you may be in luck. Selling a home can be incredibly emotional, especially one in which children have grown up and many years of memories have been made. These long-term homeowners may want to know who the potential buyers are so that they know their beloved family home is being passed into good hands. They may be tempted to steer clear of those who want to knock down walls, repaint over vintage wallpaper, or renovate it entirely. Write a letter to appeal to their emotions by writing about who you are, why you like the home, and how you’ll carry on their legacy, or how you’re ready to establish roots there as they did.

Similar Connections

If the current homeowner still has all of their personal belongings in the home, buyers can get a good idea of who lives there and possibly their interests. By taking note of their art, furniture, and family photos, potential buyers can write a letter that connects with the seller. For example, going to the same school, sharing the same hobby, or simply complimenting them on their style can make a small but important connection that puts you ahead of the other buyers and allows you to stand out.
